Field measure, photo set, and existing-conditions audit. Moisture readings on every adjacent wall. For impact openings, every opening is measured at three points and ordered by dimension, not by sketch.
A short, dimensioned package: plan, elevations, finish schedule, fixture cut sheets. Priced line-by-line so you see what each decision costs. Two rounds of revisions included.
We file, follow up, and post. Every required permit is in hand before we touch demo. Impact-opening jobs include the manufacturer's NOA on the permit set.
Daily site log, weekly client walk. One supervisor on the job, one phone number to call. Any change over $500 is captured in writing before work continues. No verbal change orders.
Final inspection, closeout package, walkthrough. Manuals, warranties, paint and grout touch-up kits, and a 30-day punch window for anything that didn't sit right the first time.
Every job, regardless of size, passes nine internal QC checkpoints — separate from any city or county inspector. We sign each off in writing. The number is a tribute; the discipline is the point.
Substrate clean, dust-control intact, debris removed.
Plumb, square, level checked against drawings.
Pressure-tested, photographed before close-up.
Coverage verified, gaps filled, vapor barrier sealed.
Flatness, taping, primer coverage signed off.
Flood test on every shower pan. No exception.
Reveal lines, hardware action, drawer alignment.
Cut lines, sheen consistency, touch-ups logged.
Client walk + 30-day return for anything missed.
